All reservations booked directly on the website of Bear Family Ranch has the following policies.

Cancellations

• No cancellations.
• You may request a date-change instead, see below.

Date Changes

• A date change must be requested at least 14 days before the check-in date
• A change fee of $90 plus any differences in accommodation fees applied.

If you would like a different cancellation policy, please book through our listing on Airbnb or VRBO. Those systems accommodate refunds easier and thus have more accommodating cancellation policies. However the price of the reservation is also higher as a result.

1. CHECK-IN TIME is after 4PM and CHECK-OUT TIME is before 11AM. Early check-ins and late check-outs may be available by request and subject to availability. 
2. NO SMOKING is allowed on the property indoor or outdoors. 
3. NO PETS are allowed on the property. 
4. AGE RESTRICTION - We will not be renting to minors under 21 years of age unless accompanied by an adult guardian or parent. 
5. SECURITY DEPOSIT (if applicable) - We want to return this to you! Please enjoy your stay and be respectful of our home. You are responsible for the care of the premises, appliances, furnishings etc and for all damages caused by accidental, negligent or wrongful acts by you and your guests during your stay. Damages will be deducted from your deposit. You will also be responsible for damages in excess of the security deposit. Upon passing inspection by cleaning staff, the deposit will be returned within seven (7) to fourteen (14) days after check-out. 
6. FIREPLACE & WOOD STOVE- The fireplace is a wood fireplace. You can purchase firewood from most stores in the area. Keep the vent open when lighting and enjoying a fire so the smoke doesn’t come back into the house (or onto your face!). On the fireplace, push knob to the right. On woodstove, there is a handle you can twist halfway up the vent. That vent is usually kept open but if smoke is coming back into the house check it.  Sparks can and do fly out. Please take caution and close the glass doors or use the provided fire shield to keep sparks inside. Ashes can be hot and can start fires for up to two weeks after the burn. Please leave the ashes in place, our cleaning staff will take care of it. 
7. WATER & SEPTIC - The ranch is on a well and septic system. While the water is safe and potable directly from the tap, you may wish to boil the water or use the provided Brita to filter the water prior to drinking. The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages. We provided soap and shampoo all over the house. Please use the provided soap because it works with our septic system. Do NOT use any antibacterial soaps, as it will imbalance the chemistry of the septic system. 
0. MAXIMUM OCCUPANCY – The maximum number of guests in the main unit is ten (10) people. There is a linen charge per person per night for over (8) guest per night. Please inquire.
1. NO DAILY CLEANING SERVICE– Towels and linens are included in the ranch, daily cleaning service is not included in the rental rate, but is available for an additional charge. 
2. NO DISHES CLEANING SERVICE - Plates, pots and cooking utensils are provided. Dishes cleaning service is not included in the rental rate, but is available for an additional charge. 
3. STORM POLICY/ROAD CONDITIONS – No refunds will be given due to storms or road conditions. Mountain roads can be curvy and steep. Roads are well maintained, however, we highly recommend four-wheel-drive and/or chains during the snow months. 
4. LIABILITY RELEASE – Bear Family Ranch is privately owned and managed. The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

By paying for and staying at Bear Family Ranch, you acknowledge that you have read and agree to above.
